We would like to take this opportunity of thanking Maurice Moschini for the way he went about selling our townhouse in Essendon. I do plenty of work for a lot of your competitors laying carpet and when we decided to sell our investment property we had spoken to a number of them. The attitude displayed by them left a lot to be desired and found Maurice to be one of the best agents going around.

Maurice kept us well informed of all inspections and we were comfortable in knowing that genuine buyers were going through our property rather than sticky beaks wondering around open inspections. We never realised that a lot of this activity was going to do damage to the value of a property so we fully agree that only genuine buyers should be show through. As a result we have sold the property in the space of thirty days and are delighted to say that we got more than we had hoped for.

Many thanks for your assistance with the purchase of my house in Ascot Vale.

I was searching for 3 months prior to finding this property. The most difficult part of the process was getting accurate information regarding properties that I was interested in. Maurice made this easier with his quick response to emails, internet enquiries and his availabiltiy to meet after hours. (I don't know many agents which would meet on a Saturday afternoon at 5pm and do inspections when it suited rather than going to open for inspections which made it diffuclt to get any personalised service.) Having been in Real Estate myself for over 12 years now I am moved to write this note to you regarding the outstanding performance of Maurice Moschini.

As you may be aware I am a Director of Colliers Jardine (Victoria) and believe I know what you can expect to recieve from Real Estate salesman. I want this note to show what exceptional service I obtained from Maurice Moschini, which I believe was far in excess of what I had expected both in action, timing and price.

I consider Maurice had exceeded all my expectations as an agent at this point and was sorry we could not sell.

2. Unit 1/15 Dover Street Flemington.

Not to be detered and because Maurice had done such a great job on Grice Crescent, we gave Maurice a call on 4th May 1999 and agreed to list this property with Maurice - for sale at an asking price of $80,000. After considering several offers Maurice brought to us, we finally signed the Contract Note on 24th May 1999 for $77,000. (Only 13 working days later).

3. Unit 13/57 Dover Street Flemington

This unit was also listed with Maurice on 4th May 1999 when we listed 15 Dover Street for an asking price of $80,000. We finally signed this Contract Note on 6th June 1999 for a price of $77,000.

We began attending inspections and auctions in the local area to get a feel for prices and started to imagine going through the process of selling our own home. The more inspections we attended, the more reluctant we were to have our home open to groups of unsupervised strangers. However, it was only when we came to select an agent to sell our property that we really learned about the many problems of the real estate industry.

Maurice assured us that his agency would protect the value of our home by allowing genuine buyers to inspect the property and would use their contacts and marketing methods to find the right buyer. They would ask us not to pay for unnecessary advertising and they would sign a Buyer's Protection Guarantee which assured that we would pay nothing until the property was sold at an acceptable price.

Although we were not in a hurry to sell, time began to pass and we had still not recieved an acceptable offer for our home. Maurice assured us that the agency was fielding many enquiries but our asking price was a bit too high for most buyers. When the property had been on the market for nearly 2 months, Maurice approached us with the idea of lowering our asking price. Although we felt that this would reduce the amount a potential buyer might offer, we decided to trust Maurice's expertise.

I would like to relay my comments regarding the excellent service which I received from your office.

After many frustrating months dealing with various real estate agents, I came across your services. However, let me relay an incident to you which will highlight the unscrupulous practices of a certain Real Estate Firm.

I had found a unit which I wanted to purchase and having made my offer was told at 4.00pm that afternoon that it had been accepted and that the agent was coming to my house to sign me up. When she arrived, she then proceeded to tell me that another of her colleagues had also received an offer of the same value. However, due to lack of communication on their behalf, she hadn't know about it earlier (apparently, everyone was in meetings which I found hard to believe). Essentially I was pitted (in my own home) against another buyer and the agent ended up conducting a sort of "auction". I stated that I was not prepared to go any higher and lost out. I was disappointed, frustrated and felt that I had been used merely to secure the best deal.

This agent was not acting in my interests, only their own. I was extremely upset and decided I would not deal with them again. I work in sales and if I ignored my customer's needs then I would not be working much longer.

I then contacted your office and dealt with you Maurice who is exceptional. Why do I say this? You took me through a couple of properties, allowed me to wander around at my own pace and didn't interfere with letting me make up my own mind. You didn't say "so do you want to make an offer"?, you let me do that myself. You were professional, well presented and a fantastic rapport builder, which to me is the essence of sales. I have told countless others to go to you and would always use you to buy or sell.

Maurice, you can be credited for changing my perception of the real estate industry, fortunately I now recognise that not all are tainted with the same brush! We would like to express our thanks for the efforts of your staff in the recent sale of our house at 12 Court Street, Yarraville.

Maurice Moschini handled all the dealings for our property, right from the intital presentation in January. At all time we found Maurice to be professional, approachable and acting in our best interests (as vendors). I write as a former client of Maddison Estate Agents to detail some of the highlights I noticed during my time dealing with Maddison Estate Agents and my direct correspondent, Maurice Moschini.
